A barndominium is a steel building finished as a home, usually with a shop or garage bay under the same roof. We erect the steel shell and can manage the project from site prep through dry-in, then hand off to your finish trades or ours.

    Full-length front or wraparound porches built off the main frame. They are the single biggest curb-appeal upgrade.

  • Shop bay

    An attached shop or garage with its own roll-up doors and a fire-rated separation where required.

  • Windows & doors

    Residential windows and entry doors framed into the steel walls where your floor plan needs them.

  • Insulation

    Spray foam or high-R blanket systems sized for a conditioned home, not a shop.

  • Wainscot & color

    Two-tone walls, stone or brick wainscot, and trim colors that look residential.

  • Lean-tos

    Covered parking, an outdoor kitchen or equipment storage along a sidewall.

  • Roof pitch

    A steeper 3:12 or 4:12 pitch reads more like a home than the standard 1:12.

What affects the cost of a barndominium?

Living vs. shop square footage
Finished living space costs far more per square foot than shop space under the same roof.
Interior finish level
Framing, drywall, cabinets, flooring and fixtures are often the largest part of the budget.
Foundation and site
Clearing, pad, slab with plumbing rough-in, and the driveway.
Utilities
Septic, a well or water tap, and the electrical service run to the building.
Porches and lean-tos
Each adds steel, roofing and concrete.
Roof pitch and insulation
A steeper pitch and spray foam cost more but pay off in looks and comfort.

Is a barndominium cheaper than a stick-built home?

Can I build a barndo on my land?

Check your deed restrictions and HOA rules first. Some acreage subdivisions set minimum home sizes or exterior-material rules that affect barndos. Then check the county or city permit requirements and the floodplain. We help with all three during the free site visit.

Barndominiums questions

Do you build the inside of the barndominium?

We build and dry-in the steel shell, including the slab, frame, roof, walls, doors and windows. We coordinate the trades for interior finish-out through our turnkey service, or hand off to your builder.

How long does a barndominium take?

Engineering and steel manufacturing usually set the early schedule. Erection of the shell is typically a matter of weeks. Interior finish takes the longest. We give you a written timeline with the quote.

Can I finance a barndominium?

Many lenders now finance barndos as primary residences, though requirements vary. We can provide drawings, specs and a written quote for your lender.

Do barndominiums handle Houston weather?

The steel frame is engineered by the manufacturer for your site’s wind loads, with stamped drawings. Proper insulation and vapor control keep condensation out in our humidity.

Can I add a shop to my barndo later?

It is far cheaper to design the shop bay in from the start, but a well-planned endwall can be extended later. Ask us about extensions.
